Kona Rental Property Inspections
Vacation properties have different maintenance needs than long-term Kona rental homes. We have a strategy for each type of property, which means you’re covered when you work with Hawaiian Dream. From wear and tear to vacancy risks and weather damage, we protect your property with specialized, detailed inspections.
Our entire team is trained to respond to maintenance emergencies and keep up with preventative maintenance. We have good relationships in place with some of the best vendors and contractors in the Kona market, and our inspections are intended to document the condition of your home, reveal any work that needs to be done, and provide you with peace of mind that the condition of your investment is protected.
Move-In and Move-Out Inspections Document Property Condition
For our long-term rental properties in Kona, we know that no inspection is more critical than the move-in inspection. We take special care to ensure it’s comprehensive, well-documented, and complete. Our team moves through every room in your house. We open every closet door and every kitchen drawer. We photograph ceilings, floors, and walls.
We want to capture the condition of your property before it’s turned over to the tenant.

This will help us at the end of the lease term, when your tenant is moving out and moving on, and we have to evaluate the home to see if any damage was left behind. We can’t do that without an accurate and detailed report of how the property looked before occupancy.
Our move-out inspection is just as detailed. We’ll compare the inspection reports and determine whether the security deposit will be returned or if we’ll need to withhold some of it to make repairs.
Periodic inspections are also conducted during the lease term. This helps us to look for:
- Deferred or unreported maintenance
- Lease violations
- Leaks or evidence of water intrusion
- Storm damage
- Safety or habitability issues
Our owners receive complete inspection reports, with photos and any of our recommendations for work that may need to be done.
