Condo Care Management for Only $74 per Visit*

Choose Frequency:

  • Bi-Monthly Condo Care: 2 visits per month
  • Tri-Monthly Condo Care: 3 visits per month
  • Weekly Condo Care: 4 visits per month

*includes up to 4 water zones, additional $15 per visit per water zone

Condo Care Services Include:

Upon Arrival

  • Exterior check of grounds, landscape, pests, lawn and sprinklers
  • Remove newspapers, flyers, check mailbox
  • Visual check of outdoor light fixtures
  • Visual exterior check including roof (from ground), screens, windows, AC units, fence
  • Turn water ON (“gingerly”)
  • Enter home, disarm security system—if appropriate

Interior Check

  • Check all windows and doors for damage and ensure they are locked
  • Visual check for signs of water damage, mold, and mildew
  • Cycle the water: brush and flush toilets, run water in sinks (including garbage disposal), tubs and showers
  • Short cycle dishwasher and washer
  • Check the water heater: it should be turned OFF at the circuit breaker (or on Vacation Mode) when water main is OFF.  If there is a Circulator Pump, that should be OFF. Procedure varies by type of equipment
  • Check for signs of insects, pests, and rodents
  • Check closets, pantry, and storage cabinets
  • Verify AC and humidistat settings; adjust as necessary
  • Check refrigerator, freezers, and wine coolers for proper temp and operation
  • Reset clocks after a power outage
  • Check circuit breaker panels
  • Check garage (including trash) and make sure door to garage is locked

Lanai and Pool Area

  • Check water level and condition of water
  • Check equipment and pool control panel
  • Check screen door, screening, and cage structure

Departure

  • Final departure: “Look. Listen. Lock.”
  • Enable security system, lock doors
  • Turn OFF water supply

  • Trash & recycling bins service (place bins out to curb for pick up or bring bins in)
  • Hurricane shutter installation & removal (conditions may apply)
  • Pre-storm preparation assistance
  • Post-storm inspections
  • Auto care (vehicle battery maintainer set up and removal, take vehicle to be washed or cleaned)

What Is a Water Zone?
A water zone is a collection of unique areas in a home that contain water sources or the potential for damage from water sources. Water zones include: kitchens, laundry rooms, bathrooms, butlers pantries, outdoor showers, and mechanical rooms and may vary depending on the unique nature of your home.

What Is the Water Zone Home Watch Method?
Our exclusive Water Zone Method inspects each water zone and looks for evidence that goes beyond the obvious to catch small issues before they become large and costly disasters.

Water intrusion can come from anywhere and is not always visible until the leak has been going on for a while. Each checklist is customized to the property and homeowner requests, but our Home Watch Reporters will take the steps necessary to ensure your home is not compromised by monitoring the internal humidity levels to detect potential moisture and mold issues early on. Our Water Zone Home Watch Method leaves no stone unturned; you can rest easy knowing your home is being monitored on a schedule that gives you peace of mind.
