All services will be invoiced on a monthly statement and clients informed of all procedures.

Vacation Rental Services
The Kohala Coastline includes Mauna Lani Resort, Hapuna & Mauna Kea Resort, Waikoloa Beach Resort, and Waikoloa Village. The most beautiful sunsets, lava fields, cultural activities & events, historical sites, luxury resorts and sandy beaches all surround our Hawaiian Vacation Villas. Watch the sunrise over Mauna Kea mountain then end your day with an amazing sunset as the sun descends into the Pacific Ocean seen from anywhere along the coastline.

We provide management for condominiums and homes:
Standard Program:
· Set-up property on 4 or more vacation rental websites as requested by Owner
· Book all rentals and check in all guests
· Accept credit card payments (MasterCard & VISA)
· Internet Bookings Available (Hawaiian Dream Properties.com)
· Coordinate cleaning
· Respond to any guest issues 24/7
· Periodic maintenance of AC, Pest Control & Carpet Cleaning
· Coordinate any needed maintenance & repairs
· Keep supplies stocked
· All services will be invoiced on a monthly statement
Fees for our Standard Program:
% of gross rental income plus GET - Call for rate
3rd party web site advertising charges
Abbreviated Program:
· Coordinate cleaning
· Respond to any guest issues 24/7
· Periodic maintenance of AC, Pest Control & Carpet Cleaning
· Coordinate any needed maintenance & repairs
· Keep supplies stocked
· All services will be invoiced on a monthly statement
Fees for our abbreviated Vacation rental Program:
Flat fee per reservation - Call for rate
Long Term Rental Services
Our inventory of properties offers a variety of rentals: Condominiums, villas and single family homes and are available for a period of 6 months or longer. They are located in the Waikoloa Village community or at one of the luxury resort properties along this coastline, Kohala Estates, Hapuna Resort, Mauna Lani Resort, Waikoloa Beach Resort and the Waikoloa Village.
· Screening of all applicants, including a credit check, criminal check and employment reference
· Coordinate landscaping, pest control and AC services – if desired
· Oversee the replacement/repair of flooring/carpeting/painting, etc. which includes an additional 10% of the gross cost.
· Collection of all rents and any additional costs
· Drive-by of properties to monitor exterior condition
· Periodic inspections

Concierge Services
This program is especially designed for the Owners who prefer to keep their property vacant and available for their use at any time. This service provides “Peace of Mind” when you are away from your Big Island property. It is also ideal for those Owners who have their property listed for sale and would like to keep up its pristine condition for successful showings.
These services are available as an on-going monthly or pay as services are rendered basis. We work with a professional network of vendors who will provide our Owners with an excellent quality of service.
